Costa Rica Beach Home for Sale: Short Walk to Ocean | Pura Chante

Property Rental Tax in Costa Rica / Real Estate Costa Rica

????1) Last December Costa Rican Congress approved the new tax law, this tax known as IVA is actually 13% over many things and services including the real estate world. If you own properties or are a tenant in Costa Rica this topic should be of interested! this information is right for you!


????2) Starting July 1st 2019 here in Costa Rica many things will start paying IVA which means 13% over different services and products such as licenses, software, entertainment platforms such as Netflix, etc as well as all property rentals over $650,00 Colones which about $1,000 USD this means an increase in rentals or a deduction in landlord’s pockets!

????3) Who is going to cover this tax? Well This tax has to be collected it by homeowners and paid by tenant just like when you go to a restaurant and they charge you 13% over the dish cost so land Lord will surely have to increase the rental but with actually properties going down in price what’s going to happen?

In our last luxury rental we could help in the negotiation and ended up with an agreement between home owner and tenant to cover it 50-50 so in other words tenant will have an increase of 6,5% on the rental and homeowner will have a deduction with the same number so this looks like a fair deal but it is not always like that so most probably and knowing the market homeowners will have to cover the tax to still be competitive in the rental price.

So be prepare, you will have to pay it as a tenant and the same time as home owner you will have a deduction on your monthly income!

There are some exemptions and one have to be very careful because somethings won’t be charge with the tax for example if you are buying a service in Costa Rica but to enjoy it in another country! Also if you are renting a home for your primary residence you maybe subject to the exemption!

????4) Do not confuse the IVA with the sale tax in Real Estate. Sales tax has been active for many years on real estate brokers and agent’a commissions, this will be checked more closely but the government so make sure you pay it when selling so for example in a 5% sales commission, add 13% sales taxes so total commission to pay will be 5,65% one the property sale amount.

Why is there so little titled beachfront real estate in Costa Rica available for sale? In this overview I discuss the maritime zone and how the Costa Rican government restricted development in the 200 meters closest to the beach. The passage of their 1977 maritime zone law limited the amount of beachfront real estate Costa Rica would ever develop to a very small percentage of the coastline - but it also established unfettered public access to all beaches and created the Costa Rica we know and love today.
