Real estate in Antigua and Barbuda. Price, examples of properties

This is Antigua, one of the countries that sells citizenship by investment. You can buy a passport here in three ways. The first is to donate money to the State, that is, to make a donation to the State Fund. The second is to buy real estate on the island or invest in a business.

“We work mainly with real estate under a concept of a “second home ”, “ third home ” or projects under the Citizenship by Investment Program (CIP). In this respect, the real estate market tends to be very resilient, because often investors want to understand that their investment can be returned…”

A short video on buying property in Antigua. Your journey to owning a piece of paradise in Antigua and Barbuda starts right here. This breathtaking Caribbean jewel is easily accessible from major cities like New York, Miami, and England. Its reputation as a safe haven, coupled with the warm, friendly, and welcoming locals, makes it an ideal location for investment.

Not to mention, you'll be living in perpetual summer, blessed with 365 exquisite beaches — a different one for every day of the year. These are just some of the compelling reasons to invest in Antigua.

At Luxury Locations, we are dedicated to providing a seamless property acquisition experience. To begin, establish a relationship with a professional real estate agent who understands your needs and can guide you through the process. Share your property requirements with us, and we'll take it from there and guide you through the process of buying property in Antigua.

We leverage our knowledge and resources to source the best properties available. Our team meticulously scans through all other agent websites in Antigua, creating a curated shortlist of prime options. The result is a comprehensive tour of potential properties in a single day when you visit Antigua, designed to help you make the most informed decision.

Once your dream property has been identified, there are some legalities to address. For non-citizens, there's a landholding license fee equivalent to 7% of the property value. Following this, you'll need to cover stamp duty (2.5% of the property value) and legal fees, which range between 1.5% and 2%.

The buying process takes about six months from start to finish. This includes securing your property with a deposit, signing a contract that takes it off the market, and letting the lawyers handle the paperwork. The most time-consuming part is obtaining the non-citizen landholding license.

Upon approval of your application and receipt of your landholding license, the keys to your new paradise home will be yours to enjoy.

Let Luxury Locations be your trusted guide in making Antigua and Barbuda your new home. We're dedicated to helping you navigate the property buying process and making your dreams come true.

Real estate in Saint Kitts and Nevis. Prices, examples of properties

Hi there! My name is Anatoliy Letaev, and I am the founder of Migronis. Today let us talk about real estate in Saint Kitts and Nevis! The country is located on 2 islands – this is Saint Kitts, and Nevis is behind us.
Saint Kitts is the main island. There is an international airport here that is large by Cuban standards. It accommodates flights from central hubs, including Miami and other major cities. There is also a large cruise port on Saint Kitts. Nevis is actually an island of nearly the same size, but with a more relaxed environment.
Both islands have properties that qualify for the citizenship by investment program. Now we are going to Nevis to see some of them. As to investment options for obtaining citizenship, property investment has been enjoying much greater demand over the last 2-3 years.
According to the head of the Saint Kitts and Nevis Citizenship By Investment Unit, currently, this option is chosen by more than 75% of investors. The stats is as of April 2020.

Antigua and Barbuda Citizenship by Investment: Price, Timing, Procedure

You must travel to Antigua and spend 5 days during the first 5 years to obtain citizenship by investment. But I can say that this is not the worst option, because the island is very beautiful. There are 365 beaches. The beach that is located near the Tamarind Hills complex is included in the list of the 10 best beaches in the world.

It is possible to obtain citizenship by investment in Antigua. There are 3 options. The first is a donation to the State. The second is real estate investment. And the third is an investment in your own business. What is the main difference between these three options?

A “subsidy”, that is, a donation to the State, is usually a smaller amount, but it is given in full and is non-refundable. It is paid into special State funds.

Investment in real estate for citizenship is slightly higher, but you can sell this property after 5 years and retain your citizenship. In addition, there are projects where you can spend 2-3 weeks a year for free at the property you invest in, plus you can receive income.

Citizenship by investment (CBI) programs have become a growing topic of interest, increasingly discussed in various platforms, including on our Antigua Real Estate Podcast, produced by Luxury Locations Real Estate. Antigua & Barbuda, a breathtaking island nation in the Caribbean and a popular topic among Antigua realtors, offers one of these coveted CBI programs. Across the Caribbean, these initiatives are abundant, but in Antigua & Barbuda, the CBI program is commonly referred to as the Citizenship Investment Program, or CIP in Antigua. Despite their shared structure, each program may use slightly different acronyms.

The Antigua CIP, also known as Antigua CBI, grants investors citizenship and an Antigua passport in exchange for a significant financial contribution to the country's economy. This contribution often includes investing in Luxury Locations Real Estate.

Visa-Free Travel
As discussed in several Luxury Locations Chats, one of the notable advantages of acquiring an Antigua citizenship through the Antigua citizenship by investment program is visa-free travel. Possessing an Antigua Barbuda passport provides citizens visa-free or visa-on-arrival access to more than 150 countries, including the UK, Schengen countries, and Canada. This freedom is a substantial boon for international business conduct and travel.

Business Opportunities
The Antigua Citizenship by Investment Program also opens up unique business opportunities. Antigua citizenship offers investors the potential to tap into the burgeoning business sector of the Caribbean region, rich with emerging markets and vast tax incentives.

Access to Education and Healthcare
Antigua and Barbuda citizenship by investment grants investors access to a well-developed education system and healthcare facilities. The Antigua CIU, or Citizenship by Investment Unit, highlights these benefits to prospective investors, showing how they and their families can enjoy quality education and healthcare services.

Security and Stability
Another significant benefit that comes with acquiring Antigua citizenship is the country's political stability and low crime rate, providing peace of mind to investors and their families.

Investment Opportunities
One of the key topics covered in our Antigua Real Estate Podcast is the investment opportunities offered by the Antigua CIP. The required financial contribution for the Antigua passport program can be invested in various sectors like real estate, tourism, and infrastructure.

Tax Benefits
The Antigua citizenship by investment program also presents attractive tax benefits. The absence of income tax, inheritance tax, or capital gains tax in Antigua & Barbuda is a major advantage for many investors.

Family Benefits
The Antigua and Barbuda citizenship by investment program extends its benefits to the investor's family. Dependents can also obtain Antigua citizenship and enjoy the same benefits, including visa-free travel and access to education and healthcare.

Dual Citizenship
Finally, the Antigua CIP allows investors to retain their original citizenship while acquiring a second one, offering a safety net in case of political instability, economic turmoil, or other unforeseen events in one country.

As discussed in various Luxury Locations Chats and the Antigua Real Estate Podcast, these advantages can greatly enhance an investor's personal and business life, making citizenship by investment in Antigua & Barbuda a truly attractive option.

Interview with the Head of Antigua and Barbuda Citizenship by investment Unit.

There are 5 programs in the Caribbean where you can buy citizenship by investment.
Each has its own differences. For example, only Antigua requires you to fly to the island and spend 5 days there during the first 5 years.

It is also the most profitable program for a family of four. I am heading to a meeting now with the head of the Citizenship Agency in Antigua and Barbuda to share with you very interesting facts about the program and about the island in general.

“I can say that we have received about 2,500 applications to our program from investors. The Antigua and Barbuda Citizenship program has a 5% rejection rate and about 95% of applications reviewed have been approved. This way, about 5,000 people received Antigua and Barbuda citizenship through the program.

Our passport holders have the largest number of visa-free countries to visit in comparison to other Caribbean countries. People who are applying for citizenship by investment are looking for a way to be more mobile.

They want to be able to travel to any country without having to apply for a visa to each of those countries ... ”

Caribbean Real Estate and Second Citizenship | Where to invest?

Hello everyone! My name is Anatoly Letaev and I am the founder of Migronis. And in this video I will talk about where you can buy real estate in the Caribbean and get a second citizenship.

Five Caribbean islands sell their passports for investment. They are Dominica, Antigua, Grenada, Saint Lucia, Saint Kitts and Nevis and Antigua and Barbuda.

In order to buy real estate here and get a passport, you can only invest in a government-approved property. And today there are more than a hundred such properties on all five islands.

What can be an investment property? You can buy a separate villa, apartment, part of a villa or apartment. Today, investments in projects under construction are in great demand - these are hotel chains.

There are several reasons for this. First, an inexpensive entry threshold - from $200-250 thousand. It is easier to sell such a property in the future…”

Antigua and Barbuda | All about life on the islands | Personal experience

When I go somewhere for more than 2-3 months, what questions interest me the most? How safe is it here? What are the conditions for a child? My son is two years old and I need to understand whether there are kindergartens, some kind of “community”, playgrounds, whether there is good quality food here.

We will talk to a person who has lived here for a long time to find out how safe Antigua is, because even after spending a month or two or three here, you still won’t plunge deep into the environment, and you’ll hardly draw the correct conclusions.

Everything important you need to know about the island and life in Antigua!

Tamarind Hills in Antigua and Barbuda: project overview

Interest in real estate in the Caribbean is growing, so there are also many properties that are suitable for the passport program. We always make a special trip to the island to make sure that the properties are really being built, we check the reputation of the developer, its founders and company leaders. We look at what properties have already been built and put into operation, we study the documents, the right to a land plot for building, so that there are no difficulties with the project in the future.

Now I am walking through Tamarind Hills, which is located in Antigua and Barbuda. This property is suitable for the conditions of the passport program. You can also buy a detached villa, a part of a villa or a share in a company.

Below is a summary of the points in the video.

The Caribbean real estate market has been experiencing a significant increase in demand over the past few years, driven by factors such as economic growth, political stability, and rising tourism. In this article, we will take a closer look at some of the key real estate market trends in the Caribbean real estate sector.

1. Growing demand for luxury properties
The Caribbean has long been a popular destination for wealthy individuals looking for a luxurious lifestyle. The region boasts a wide range of high-end properties, from waterfront villas to expansive estates. In recent years, there has been a growing demand for luxury properties in the Caribbean, particularly in countries like the Bahamas, Barbados, and the Cayman Islands. This trend is expected to continue, as the region's economy continues to grow and attract more high-net-worth individuals.

2. Increasing interest in sustainable properties
The Caribbean is home to some of the world's most beautiful natural environments, including pristine beaches, lush rainforests, and crystal-clear waters. As concerns about climate change and environmental degradation continue to grow, there has been a growing interest in sustainable properties in the region. Many developers are now incorporating eco-friendly features into their designs, such as solar panels, rainwater harvesting systems, and green roofs. These sustainable properties are not only good for the environment but also appeal to buyers who are looking for properties that align with their values.

3. Emerging markets
While countries like the Bahamas and Barbados have long been popular destinations for real estate investment, there are several emerging markets in the Caribbean that are starting to attract attention. These include countries like the Dominican Republic, Jamaica, and Puerto Rico. These countries offer a range of affordable properties, making them attractive to both investors and buyers looking for a second home.

4. Increased interest in rental properties
The rise of the sharing economy has had a significant impact on the Caribbean real estate market, as more people are now looking for rental properties rather than purchasing a second home. This trend has led to a surge in demand for short-term rental properties, particularly in popular tourist destinations like Aruba, St. Maarten, and the Dominican Republic. Investors who purchase rental properties can benefit from a steady stream of income from vacationers looking for a place to stay during their travels.

5. Technological advancements
Technology is transforming every aspect of the real estate industry, from property management to marketing. In the Caribbean, the use of technology is becoming increasingly important, particularly in the area of online marketing. Many real estate firms in the region are now investing in advanced digital marketing strategies to reach a wider audience of buyers and renters. Virtual reality tours are also becoming increasingly popular, allowing buyers to get a more immersive experience of properties before making a purchase.

6. Impact of COVID-19
The COVID-19 pandemic had a significant impact on the Caribbean real estate market, particularly in the short term. Many countries in the region closed their borders to tourists, causing a significant drop in demand for rental properties. However, as the region begins to recover from the pandemic, there is renewed optimism about the future of the real estate market. In fact, some analysts believe that the pandemic may have actually increased demand for properties in the Caribbean, as people look for second homes in a different geographical region to their own.

In conclusion, the Caribbean real estate market is experiencing a period of significant growth and change, driven by factors such as increasing demand for luxury properties, interest in sustainable properties, and emerging markets. While the COVID-19 pandemic has had a significant impact on the market, there is reason to be optimistic about the future, as the region continues to attract investors and buyers from around the world. As technology continues to evolve, it will play an increasingly important role in the Caribbean real estate market, helping buyers and sellers connect in new and innovative ways.
